We carry out a yearly gas safety check in residential homes for landlords, commercial premises for business owners and for permanent and mobile caterers.
Yes. Landlords are legally responsible for obtaining a brand new gas safety certificate CP12 to make sure that you’re covered and your tenants are safe for another year.
Please note landlords do not need to provide a gas safety certificate annually if there is no gas boiler or supply to a property or if the standing tenancy agreement is seven or more years long.
Landlords need to show existing tenants their certificate within 10 days and new tenants before they move in. Please note that our gas engineers only need to check appliances owned by you in your rental property and not those supplied by your tenant. However, we would recommend that you include your tenant’s appliances in
For owners of static caravans, you must get an annual CP12 Landlord’s Gas Safety certificate if you rent it out, even if it’s just to friends and families. If you don’t rent out your static caravan, you still need an annual gas safety check.
For owners/occupiers of commercial premises, it is your legal obligation to have one of the following annual gas safety check certificates:
- CP12 Landlord Gas Safety Certificate
- CP15 Commercial Boiler Commissioning and Annual Servicing
- CP16 Commercial Gas Installation Testing and Purging
- CP17 Commercial Gas Safety Certificate (Non-Domestic)
- CP42 Commercial Catering Gas Certificate
And if you run a mobile catering unit, you’ll need a CP44 certificate.
Gas leaks are the biggest threat that can arise from a faulty boiler, appliance or piping. In the event of a gas leak, carbon monoxide poisoning is a very real threat to life and property.
What’s checked depends on whether we’re assessing a residential or commercial property. Different types of premises are prone to different types of gas safety problems.
If you’re a private landlord and you want us to inspect your rental properties, we’ll check your boiler and all the gas appliances (and the safety devices) linked to it including your hot water cylinder, central heating system, oven and hob.
We make sure that there’s adequate air supply to each appliance burning gas to ensure safe operation. We’ll also perform a visual inspection on all parts of your system and perform a gas tightness test.
On every annual service we carry out on all types of property, we’ll also check your gas supply, your gas pressure, your gas pipes and your gas meter.
Although the NCAss gas safety checklist is not within the remit of your mobile gas safety check service, please do talk to your North East Gas engineer about the checklist when we’re there with you.
Can you work with me if I operate from a gazebo?
Yes. However, as you know, gazebo traders equipment is exceptionally high risk in comparison to equipment in a mobile catering vehicle because they are disconnected regularly.
Depending on your engineer’s assessment when we visit, we may only be able to provide you with 6 months’ certification.
Regular gas safety checks take up to an hour to complete depending on the size of your property.

There are currently no laws that require a gas safety check to be performed on a property (whether you’re living in it or renting it out) prior to selling it.
A Gas Safe registered engineer issues a gas safety certificate to a landlord/business owner following the completion of an inspection of all the gas appliances in and connected to a property.
We make sure that all appliances are working properly and are on the right setting operating within the correct pressure levels. We also ensure that any harmful gases created by the operation of gas appliances are safely removed together with the safety devices controlling them and that ventilation routes are clear.
If your flue is not visible because they’re part of the ceilings or walls, we recommend that you fit inspection hatches for future inspections. Under the current law, carbon monoxide detectors are not a legal alternative to inspections of the flues.

The HSE and local authorities are increasingly prosecuting incidences when landlords are not meeting their gas safety responsibilities.
