It’s the law. On an annual basis, a Gas Safe registered engineer must check the safety of all gas appliances within your static caravan or holiday home.
If you are letting out your static caravan or mobile home – even if it’s just to friends and family – you must get an annual CP12 Landlord’s Gas Safety certificate.
We understand that this is controversial, especially for owners who spend a few weeks a year in their static caravan and don’t rent it out to others.

Please note that if your static caravan gets its heat and hot water from a boiler, you must also carry out a boiler service every 12 months.

Gas safety certificates for owners of modern static caravans and holiday home park operators
Owners of static caravans on rented sites now must get their gas appliances serviced annually. If you let out your mobile home, you must get a landlord’s gas safety certificate.

Static caravan and holiday home gas safety certificate cost FAQ
Yes – you are legally required to obtain a gas safety certificate for your static caravan every year.
For caravans situated in the NE, DH, and SR postcodes, our gas engineers charge £75 for a caravan gas safety check (including two appliances). Gas fire certificates cost £20 extra.
Your caravan must be tested every 12 months.
Your gas safety certificate will last for a maximum period of 12 months after which it must be renewed.
In addition to fire, the greatest risk posed by gas appliances within your caravan is carbon monoxide poisoning. Carbon monoxide is a highly poisonous gas and leakage can occur when an LPG boiler is poorly installed, serviced or maintained. There is also a greater ventilation failure risk from poor flueing and much older boilers.
To ensure safety for the entire year, we also check each gas appliance and the safety devices controlling them as well as the general pipework within your caravan.
At the end of your inspection, we will issue a certificate immediately if you have met the minimum required legal standard. If you do not, we’ll let you know what you need to do and provide you with a quote for the work.
We will also check any smoke alarms you have installed in your caravan. We also recommend having a fire blanket and fire extinguisher within your caravan.
We can install a new boiler to your static caravan (or any type of boiler to a holiday home subject to connection to services). Please note that you may need permission from your holiday park operator to swap your old boiler for a new one.

There is currently no need to obtain electricity safety certificates every year for your static caravan. You are now legally obliged to take care of all electrical appliances and electrical equipment within your caravan. You may wish to consider regularly conducting Portable Appliance Tests (PAT) on electric items.
