Gas safety certificate CP12 FAQ
CP12 certificates are legally required documents that prove that all applicable gas appliances within a property you rent out has been subject to a gas safety check.
Without regular inspection, gas appliances that may have been poorly installed or maintained in the past may become dangerous. Therefore, an annual check is necessary by a Gas Safe registered engineer. If you fail to get or pass an annual gas safety check each year, you may be liable to a large fine and/or up to 6 months in prison.
Gas appliances tested as part of an inspection include boilers, chimneys, ovens, flues, pipework and anything else within a property which exhausts or burns gas.
As part of the annual service, the following checks will be carried out on each appliance:
- They are operational at the correct pressure
- Gas tightness check
- They are burning gas properly
- There is a constant supply of fresh air enabling the proper burning of gas
- Safety devices installed on gas appliances are working correctly
- There is enough clearance on chimneys and flues to safely exhaust waste gas
If your engineer declares an appliance unsafe, they will advise you on the nature of the defects identified and provide further details on the correct course of action to take as well as any cost involved.
Yes. There are many different names for a gas safety certificate. The term CP12 is an abbreviation of CORGI Proforma 12. This name was discontinued in 2009 although it remains in common usage today.
Only a heating engineer listed on the Gas Safe Register may issue gas safety certificates.
Yes, however please be aware that in the event of a defect in one or more of your boilers or other gas devices; our gas engineers will make every attempt to complete all repairs required after your permission.

Can you work with me if I operate from a gazebo?
Yes. However, as you know, gazebo traders equipment is exceptionally high risk in comparison to equipment in a mobile catering vehicle because they are disconnected regularly.
After the initial visit, once the engineer has done the assessment; we may only be able to provide you with 6 months’ certification.
