Landlord gas safety certificate FAQ
Yes. If you wish to operate as a residential landlord, you must book a gas safety inspection from a Gas Safe registered engineer once a year.
If you pass the gas inspection then a certificate will be issued to you. You may be asked to carry out remedial work. However, prior to the issuance of a full landlord gas safety certificate.
Your legal duties as a landlord require you to obtain gas safety certificates for each rental property you own once a year.
You should show a copy of your gas safety certificate to current tenants within 28 days of inspection. New tenants should be shown a copy of gas safety certificates before they move in. You can send an electronic copy of your certificate – it does not have to be a paper copy.
If you do not possess a landlord gas safety record for a property you’re renting out, you are at risk of a substantial fine and/or up to 6 months’ jail time.
As part of your annual service, every gas appliance is inspected including any gas fire, gas boiler, or gas cooker used by your tenants. If your tenant supplies their own gas appliances, you will be responsible for the pipework and the installation parts but not the appliance itself.
Chimneys, installation pipework and flues are also inspected for any potential gas safety problems.
Although the risk is slight, we would strongly recommend installing a detector to mitigate against the risk of carbon monoxide poisoning particularly if you have older gas boilers.
Your gas engineer will also check:
- Test gas pressure
- Perform a gas tightness check
- Check that each appliance is burning gas properly
- Check the supply of fresh air to enable the proper burning of gas
- Ensure that safety devices working on gas appliances are operating properly.
- There is enough space around flues and chimneys to allow the escape of waste gas.
